The yield calculator
Is this Dubai property worth buying?
Agents quote the gross yield, which is rent divided by price and ignores everything that follows. This one takes off the transfer fee, the agency fee, the service charge and the mortgage, then tells you how far rent can fall before the place costs you money.
Already own it? The returns calculator works out what it actually returned.

What these mean
- Net yield
- Rent after running costs, as a percentage of what the property really costs you to buy, fees included. The figure agents do not quote.
- Cash on cash
- What is left after the mortgage, as a percentage of the cash you put in.
- Break-even rent
- The rent at which the property exactly pays for itself. Below this it takes money out of your pocket every month.
Educational content only. Not financial, tax or investment advice. Figures depend entirely on the numbers you enter, and estimated rent is a guess until a tenant signs.
