The returns calculator
What did your Dubai property actually return?
You own it. This works out what it has actually returned, after the transfer fee, the agency fee, the bank charges, the service charge and every mortgage payment. It is the same model used in the episodes.
Not bought it yet? Use the yield calculator instead.

What these mean
- Gross yield
- Rent as a % of total cost, before ANY costs. The headline.
- Net yield, cash buyer
- Net income as a % of cost with no mortgage. What a cash buyer nets.
- Cash on cash
- Actual cash-in-pocket return on your cash, after the full mortgage payment.
- Interest only
- The same, but treating the loan you paid off as money kept rather than money spent. The gap between this and cash on cash is the equity you built.
- Cash flow
- Actual cash left each year after costs and the mortgage.
- Leveraged return
- Total return on YOUR cash: growth, loan paydown and net income together.
